Green Dock Partners gets a daily digest of industrial site closures

Green Dock invests in distressed industrial real estate. I built a tracker that watches public closure news twice a day and sends the team a digest they can review quickly.

Key takeaways

  • OneGTM has worked with Green Dock Partners since November 2025. The first digest went out in April 2026.
  • A pipeline checks public closure notices and news twice a day, adds site details, removes duplicates and sorts sites into tiers.
  • The tiers were recalibrated in October 2026 using review notes from Henry Huang, an associate at Green Dock.
  • This page claims no deal outcome, because no deal has been tied to the tracker in writing.

01 The job

Find closing industrial sites while they are still early

A plant closure often shows up first in a public notice or a local news story. Reading all of that by hand is slow, and most of it is out of scope for an industrial real estate investor.

Green Dock wanted a short list it could review quickly each day.

02 What I built

A tracker that gets sharper from the team's own notes

A pipeline runs twice a day and writes to a shared tracker. New sites go out in a daily email, and a Monday digest pulls out the Priority sites.

  2. 02EnrichOwner and site details
  3. 03DedupeOne row per site
  4. 04TierPriority, Review or Hold
  5. 05DeliverDigest email and tracker
How the tracker works: watch, enrich, dedupe, tier and deliver, with the team's review notes feeding back into the tiers.

01

Recalibration from review notes

Henry marked sites Yes, No or Maybe in the tracker. In October 2026 I rebuilt the tiers and scoring around those notes.

02

Call lists for top sites

In October 2026 I added ranked contacts by site. The first list covered 25 sites, and the contacts were sourced but not verified.

03 Where it falls short

What the tracker does not do

It makes mistakes. Green Dock has flagged missed sites, repeats and wrong addresses, and digests have included sites that were out of scope. Those flags go back into the rules.

Coverage is partial. Not every source is live, so some regions rely on news alone. Some weeks turn up few sites or none, and the digest says so.

04 Results

What this page does not claim

I am not claiming a deal, an LOI or a dollar figure. Nothing in writing ties a closed deal to the tracker, so the honest result today is a working daily workflow that the team has reviewed and annotated.
